Residential Home Inspection

A home inspection is a professional, objective evaluation of a property’s condition before you finalize your purchase. During the inspection, I carefully examine the home’s major systems and components—including the roof, foundation, structure, plumbing, electrical, HVAC, insulation, windows, and more—to identify any existing issues or potential concerns.

The goal isn’t to “pass or fail” a home, but to give you a clear, detailed understanding of what you’re buying. After the inspection, you’ll receive a comprehensive report outlining findings, maintenance recommendations, and any areas that may need repair or further evaluation.

A home inspection gives you confidence, clarity, and the information you need to make a smart, informed investment in your new home.

Pre-Drywall Inspection

A pre-drywall inspection is conducted after the framing, plumbing, electrical, and HVAC systems are installed—but before insulation and drywall cover everything up. This critical phase gives you a rare opportunity to see inside the walls and ensure your new home is being built to proper standards.

During the inspection, I evaluate the structural framing, roof and wall sheathing, plumbing lines, electrical wiring, HVAC ductwork, and overall workmanship. Identifying concerns at this stage allows corrections to be made before they become hidden and more costly to address.

A pre-drywall inspection provides peace of mind, accountability, and confidence that your home’s foundation and core systems are built correctly from the start.

Radon Testing

A radon test inspection measures the level of radon gas inside a home during the buying process. Radon is a naturally occurring, invisible, and odorless radioactive gas that can enter homes through the foundation and accumulate to unsafe levels. Long-term exposure is a leading cause of lung cancer among non-smokers.

During the test, professional monitoring equipment is placed in the lowest livable area of the home for a specified period to accurately measure radon levels. After testing is complete, you’ll receive clear results and guidance on whether mitigation is recommended.

A radon test provides critical health information and peace of mind, helping you make a confident, informed decision about your new home.

A Wood Destroying Insect (WDI) inspection checks your home for signs of termites, carpenter ants, beetles, and other insects that can damage wood structures. During the inspection, a trained professional looks for visible evidence of activity, past damage, and conditions that could attract these pests. This helps protect your home’s structure and gives you peace of mind before buying, selling, or maintaining a property.

Wood Destroying Insect Inspections

A mold inspection is essential for maintaining a safe and healthy home environment. During this service, we assess the property for visible mold growth, moisture intrusion, and conditions that promote mold development, such as high humidity or water damage. When necessary, air and surface samples may be collected to help identify mold presence and levels. Our goal is to provide clear, easy-to-understand results so you can address any concerns and protect both your property and your indoor air quality.
